CTMM Reservoir - Blasting Damage Claim
10 December 2021Claim outcome for damages resulted from the blasting
- Hendor drilling insurance rejected all claims for Blasting caused by the project on the Koppie.
- The Board of Trustees after obtaining legal advice, and consulting with the Insurance brokers of Mount Grace, decided to lodge claims against Mount Grace Insurance.
- Mount Grace Insurance has indicated they will accept all claims resulting from the blasting on the Koppie.
- Our Managing Agent Mike Swart will lodge the claims on your behalf by close of business on 10 December 2021.
- You are urged to contact their offices by telephone at 0871490450 to ensure your unit’s claim is included.

CTMM Reservoir Construction - Procedure for claiming on damages during blasting
30 April 2021Procedure to claim damages from blasting
The Mount Grace Board of Trustees have received information regarding the claiming procedure for damages caused by the blasting at the Reservoir on the koppie.
Any residents need to send formal complaints regarding the alleged damage to their properties on email, so the construction company can log and address them.
They complainant needs to include the following:
- Full physical Address
- Contact details
- Nature of complaint
- Photographs of alleged damages so we can refer to the dilapidation surveys that were completed prior to blasting.

10 July 2020Annual General Meeting 2020
This serves as a reminder of the Annual General Meeting for Mount Grace Body Corporate that has been scheduled for:
Date: Saturday, 25 July 2020
Time: 10:00
Venue: NG Church Meyerspark, 211 Erasmus Street c/o Annemarie Street
We look forward to seeing you all at the meeting.
Please remember that you may send a competent person on your behalf by using the proxy form attached to the booklet if you are unable to attend.
Should the property be registered in a company/business/trust or any other business please complete the “Resolution to appoint Proxy” form to enable you to represent the property in question.
The meeting will be conducted within the lockdown regulations applicable at that date. Currently a maximum of 50 persons will be allowed to attend the meeting in person.
All owners will be allowed to participate in the meeting digitally via ZOOM application. Special arrangements have been made to fulfil this application.
Owners not attending the meeting are urged to submit proxies to ensure a quorum will be present and the meeting can be concluded on 25 July 2020.
Please register on the attached registration document if you want to attend the meeting in person.
Only the first 50 owners that have requested will be allowed to enter the meeting.
Only one person per unit will be allowed to attend the meeting in person.

National Lockdown: Essential Services Staff
02 April 2020Daily entrance for all Essential Services Staff
The Trustees of Mount Grace will issue permits to residents to enter Mount Grace on an on-going basis if they send the following to the Managing Agent at reception@twowillows.co.za:
- Unit Number
- Scanned copy of completed Annexure C: Permit to perform essential service
Upon approval, a permit will be issued to the resident upon their next entry into the complex, and for the duration of the lockdown, Security will not stop the resident to sign in.
National Lockdown: Gate Entrance #2
01 April 2020Gate usage during National Lockdown
The Trustees of Mount Grace have received a number of responses to the measures implemented at the gate during the Lockdown. We thank everyone for their responses, and would like to ensure the following:
- Security personnel will be handling all equipment to collect information, thus the pen and paper will never be in contact with anyone except them. This is to ensure that no possible transmission of the COVID-19 virus is possible.
- The measure is NOT put in place to stop anyone coming or going, but to assist in the potential tracing efforts in the event of an outbreak within the complex. No one is turned away from the complex gates, as all that needs to be done is the person needs to sign in, and the resident will be contacted, in the event of essential personnel who is required to be travelling.
National Lockdown: Rules for Complexes

National police spokesperson Brig Vish Naidoo has clarified that residents inside of complexes are NOT exempt from this rule. Insurance Claims

Please contact the Caretaker so that the claim form can be completed.
Take Note
- Please ensure water taps are closed if there a geyser problem is suspected.
- All consequential damages must be noted on the claim form.
- Only the Caretaker will instruct plumbers to replace the geyser.
- Obtain three (3) quotations and submit to Caretaker/ broker for consequential damages.
- Excess levy will be debited to owners levy account for payment at the end of the month.
- Sign the release form after the work has been completed to enable payment from the insurance.
- Owners are responsible for maintaining electrical components of geysers. Claims not reported within 30 days will be rejected.
Other claims
- Report losses to Caretaker for submission of claim.
- Obtain three (3) quotations and submit to Caretaker.
- For larger claims such as fires ect. contact the Caretaker and Brokers immediately to ensure an assessor is appointed to determine the damages.
